In this video, I walk you through the five most important things buyers need to understand about Canyon Lake.

1. Canyon Lake Is More Rural Than You Expect

A lot of people moving to Canyon Lake come from bigger cities — San Antonio, Austin, Houston, or even out of state — and they're used to having everything within five minutes. Canyon Lake is different.

Grocery stores, restaurants, and shopping are more spread out. Depending on where you live around the lake, it might take 15 to 25 minutes to get to major stores. But here's the upside: you get incredible scenery, privacy, and space that's very hard to find anywhere near a big city. That tradeoff is exactly why people fall in love with it here.

2. Most Homes Use Septic Systems

This one catches a lot of first-time Hill Country buyers off guard. Many homes around Canyon Lake use septic systems instead of city sewer. That's completely normal out here in the country — but if you've never had one before, it's important to understand how they work.

Most homes use aerobic septic systems, which are very reliable. They do require some periodic maintenance, but it's not difficult to manage. It's just something you should be aware of before purchasing a property so there are no surprises at closing.

3. Buying Land Is Huge Here — But It's Different

One of the things that makes Canyon Lake unique is how popular buying land is. A lot of people don't move here just to buy an existing home — they move here because they want to build a custom home with views, privacy, and space.

But buying land is very different from buying a house. Things like slope, driveway access, utilities, septic requirements, and even clearing cedar trees can impact your building cost significantly.   • ~1 hour from Austin

That makes it totally possible to enjoy a quieter Hill Country lifestyle while still having access to major city amenities. Plenty of people out here commute to San Antonio or work remotely and have the best of both worlds.
